Paul McCartney has recorded there. So have Dolly Parton and Brooks and Dunn.
On Thursday, Soundshop Studios became the latest historic recording studio on Music Row to go up for sale. In business for more than 20 years, the studio is co-owned by songwriter Don Cook and producer, engineer and manager Mike Bradley.
Soundshop claimed an average of 20 percent of songs on the Billboard Country Charts during the 1990s and early 2000s, according to information from the company.
The studio and property are now on the market for an asking price of $1.6 million, according to sellers’ representative Ira Blonder of the Blonder Group. Cook and Bradley are ready for other projects, he said — Cook will likely continue writing, and Bradley to engineer, but on a smaller scale.
The studio’s $1.6 million price tag is a “mid-range” number, Blonder said, that could enable anyone from a growing mid-sized record label up to a successful independent producer to get into the space. A large portion of the building could be converted to office space. Or, given the building’s location, a developer could find reason to purchase the property alone.
Blonder said serious interest in the property has already been shown by an out-of-town, and unnamed, prospective buyer.
“We’re opening it up,” Blonder said.
The studio is the latest historic Music Row facility to hit the market. Blonder, who has been active in brokering deals in the area, calls the Row a neighborhood of “regeneration.”
“The Row is a very active environment right now. In the last couple of years, it’s gotten very hot,” Blonder said. “The studio business has gone through a lot of transition, and that’s because of technology. That’s what’s driving this. The need for large studios today just is not present.”
The studio, at 1307 Division St., was built in 1940 and includes 7,269 square feet of space.
The property itself was last appraised at $739,500, according to Davidson County property records.
